Surveyors calculate land boundaries for vacant lots.
Every parcel of land in a municipality must have land markers, also known as boundary pins or property monuments, outlining the boundaries of the property. A surveyor uses his tools to measure and study markers as he determines the parcel's boundary lines. Once he figures the dimensions, the surveyor uses lettered survey numbers to represent the location of the property. The numbers are part of the registration on property documents and other items to verify a survey was done.
Subdivision Plat
Officials at town and city halls keep subdivision plats, which consists of a graphical design of the land divided into various pieces. The surveyor prepared the land representation by placing a number or letter on each lot, giving it a unique name in the county.
Property Markers
When surveying the land, the surveyor places markers into the ground to signify the corners of the boundaries. These markers consist of a metal pipe with a plastic cap. The surveyor has his registration number embossed on the cap. He places the pipe into the ground until it's about 2 inches below the ground's surface.
Surveyor Statement
The surveyor prepares a statement with every parcel of land he evaluates for property boundaries. The statement certifies either the surveyor or someone under his supervision performed the work. The statement contains the surveyor's registration number, the plat number, the date and the surveyor's signature.
Public Land Survey Corner Certificate
If a parcel's corner changes due to an incorrect survey record or replacement of a boundary pin, the surveyor must prepare a U.S. public land survey corner certificate. This certificate states the reason for the corner pin's placement and states the surveyor's name who performed or supervised the work. The certificate includes the surveyor's registration number.
